  • The Tide Has Turned

Mention 2007 to a Realtor, and you are likely to see them cringe. After all, it has been just over 10 years since the nation experienced a real estate crash that was abruptly followed by the Great Recession. But there is good news. The economy, particularly real estate, is back and continues to grow. Chris Chambers moved to Sandpoint in 1976 and has been a Realtor with Tomlinson Sotheby’s International for the last 17 years. Seeing the many ups and downs over nearly two decades, Chambers is pleased with the steady growth in recent years. “Two years ago, we were just starting to feel some positive growth across the board,” says Chambers. “Sometimes that market strength fades in the early summer, but in 2016, it stayed steady all year. The same thing continued into 2017, and currently, we are short on reasonably priced, quality inventory.” Chamber says for his clients, as well as the market in general, there is a definite shortage of inventory in the $750,000 to the $1.2 million range. So just what age group is driving the current market? According to Chambers, baby boomers are a very strong driving metric in both Bonner and Boundary counties. “The state population statics support that trend over the past 10 years and expect it to continue for several more years,” he says. Heading into the second half of 2018, Chambers anticipates that buyers are going to be more patient and thoughtful with their decisions considering the lack of inventory. “The last recession left a strong imprint on buyers, and many feel that no decision is better than a compromise,” states Chambers. When listing a home for sale, he advises that the pricing must be spot on or the seller’s home could be passed over and face a series of price reductions before finding the right buyer. And for those seeking to purchase a home, Chambers stresses the importance of hiring a highly networked agent. “The last three homes I sold never made it to the MLS,” he says. With the Great Recession over and real estate on the rebound, there are also new agents seeking to share their love of the Inland Northwest with potential home buyers. Tom and Lisa Davies relocated to Sandpoint from Southern California about seven years ago. They recently opened a real estate office in Downtown Sandpoint on the corner of First Avenue and Superior Street. The Davies Real Estate Team will work with their broker, NextHome Living The Northwest. Tom and Lisa have observed that while North Idaho has typically leaned to being more of a retirement community, their experience is that is changing quickly. “Millennials have been quite attracted to Idaho,” says Lisa, pointing out that the newer industries headquartered in Sandpoint are also bringing the younger generation to the area. “Sandpoint is home to many tech-savvy companies.” One encouraging statistic (or not, depending upon whether you want Idaho to remain one of the best-kept secrets) is that the Census Bureau reports that Idaho leads the U.S. as the fastest growing state. This growth is especially evident in Coeur d’Alene, which has seen a consistent spike in out-of-state residents moving to the area for much of the past two decades. People from larger communities in California, Colorado, Washington and Oregon are drawn to the small-town feel, relative affordability and outdoor recreation, and as a safe place to raise a family. “Since mid-2011, home prices in all of North Idaho are up 67 percent and 83 percent since the bottom,” says Raniel Diaz of Professional Realty Services in Coeur d’Alene. “This would be our seventh year of beyond healthy growth—an average of 11 percent year over year. The most common question I get on a daily basis is, ‘Are things slowing down?’ Short answer … nope.” So just exactly what is driving the housing market? According to a report on Realtor.com, unemployment hit a 17-year low in October of 2017, and in 30 of the 50 largest U.S. metro areas, unemployment is less than half of 2010 levels. Also, employment is particularly strong among millennials with employment reaching 79 percent in the 25 to 34 age bracket last September. While national forecasters believe there will be only small growth in prices for 2018, professionals in the Northwest aren’t seeing too many signs of the market slowing down. One factor that could cause a slowdown is the Federal Reserve raising interest rates. A rise in rates would likely slow home values down, especially if there’s an uptick in available inventory. Realtor Jackie Suarez with Century 21 RiverStone in Sandpoint has been in the real estate business since 1988, first as a paralegal for a real estate attorney and then managing a branch for a title insurance company in North Carolina. She moved to Sandpoint in 1999 and obtained her Real Estate license in 2000; she, too, has witnessed many ups and downs of the market over the past two decades. “The pace of today’s market is faster than previous years. Buyer demand is high, and inventory is relatively low,” says Suarez. “While the market has shifted to a seller’s market, buyers are continually more aware and informed, and lenders are still taking a conservative approach with their underwriting and appraisals.” Suarez says that currently the single-family market on a neighborhood lot in the $250,000 to $350,000 range is the target price for many buyers. “For a home on small acreage, expect to look in the range of $400,000 to $500,000,” she says, adding that demand for waterfront properties is on the rise this year. There has also been a shift in demographics in North Idaho as well. Suarez states that approximately 75 percent of her clients are either retired or close to retirement. “These include owners who are downsizing or selling a larger estate in exchange for a more low-maintenance lifestyle,” she says. “We’re also seeing many of our local homeowners trading up to make room for their growing families. Our local employers are able to draw full-time workers who are buying and selling properties. This translates into a healthy mix for our market.” Looking forward, Suarez says the current trend in terms of buyer demand is likely to continue. “Interest rates are on the increase, and this will likely fuel buyers’ needs to move quickly.” So given all this information, just when is the right time to buy or sell? Suarez says her response to those inquiries is simple: “When the time is right for you!” #local #featurestory #realestate

  • Explore the Arts and Entertainment

Living in the Northwest, it is easy to be inspired by the beautiful surroundings. Fortunately, we live in an area where artists, both visual and performing, love to take that inspiration and create beautiful things for us to enjoy. With an abundance of things to choose from, from concerts to art shows, here are just a few ways to take in all there is to see and do. Sandpoint is home to an up-and-coming country music performer who just recently released a new album, “Game Over.” Devon Wade has performed all over the Pacific Northwest, from Sandpoint to Post Falls to the Knitting Factory in Spokane where he has opened for stars such as Kip Moore. Devon has also performed in Seattle and just recently finished up a three-city tour in Texas and Louisiana. Check him out on Facebook and be sure in take in one of his many shows. You won’t be disappointed! Pend Oreille Arts Council in Sandpoint hosts many wonderful events throughout the year, one of which is the Arts and Crafts Fair in August. For the last 45 years the event has been held at City Beach, but this year it will move to downtown on 2nd and Main. This year’s event is August 11 and 12, which is also the second weekend of the popular Festival at Sandpoint. It’s one of the busiest—not to mention one of the most fun—weekends in this beautiful town. Speaking of the Festival at Sandpoint, this event draws people from all over to enjoy eight days of delightful music of various genres. It takes place at Memorial Field overlooking the Pend Oreille River. The Festival welcomes 25,000 people each year and has been providing top-notch entertainment since 1983, making it a destination vacation for many in the Pacific Northwest and beyond. Year-round musical entertainment can be found in many Sandpoint venues, include the recently renovated iconic 219 Lounge. Located in Downtown Sandpoint, the “Niner” has live musical entertainment from bands throughout the Pacific Northwest. But it’s not just music you’ll find here; they also have comedians, karaoke and more. In the summertime, enjoy the outdoor patio and beautiful murals depicting life in North Idaho. Be sure to check out their website at 219.bar for the latest acts happening at the 219 Lounge. Head south to Coeur d’Alene and you will be delighted by another “arts” town. From August 3 through 5, don’t miss Art on the Green in Coeur d’Alene on the campus of North Idaho College. This annual event will celebrate its 50th year this summer and is host to more than 190 artists, including musicians and performers. And it is no small feat to put together, with more than 500 volunteers participating to make this a memorable event. While you are there, be sure and enjoy the beer and wine garden for some refreshments. From April through December in Coeur d’Alene, you can enjoy locally and nationally acclaimed artists the second Friday of the month from 5 to 8pm during Artwalk. With galleries, shops, restaurants and businesses displaying beautiful pieces of art, it is a great way to enjoy beautiful Downtown Coeur d’Alene. The Coeur d’Alene Summer Theatre is something you won’t want to miss. With performances this summer such as Guys and Dolls and Legally Blonde, you will want to keep coming back to experience more of this amazing talent. Coeur d’Alene Summer Theatre is Idaho’s oldest performing arts organization, first established in 1967. In addition, throughout the summer, you can enjoy a variety of weekly outdoor concert series, from Riverstone to City Park, to the always fun Live after 5 at McEuen Park. You can also find live music Thursdays in Hayden at McIntire Family Park. Spokane is also proudly home to a multitude of cultural events to keep you busy year-round. From art galleries to museums to performing arts, there is a wide variety of events and activities to inspire your soul. The art galleries include a wide variety of disciplines. If photography is what you enjoy, visit Brick Wall Photographic Gallery. This unique gallery located on Main Street in Downtown Spokane features color and black and white photography including everything from landscapes to abstract. Each month a different photographer’s work is displayed, and you can peruse the past exhibits on their website. You can also head on over to Gonzaga University and visit the Jundt Art Museum. Its permanent collection features a vast variety of genres and artists including the impressive Old Master prints by Rembrandt as well as contemporary artist Andy Warhol. In addition to its permanent collection, the museum also is host to traveling exhibitions. If you are looking for a bit of history, stop by the Northwest Museum of Arts and Culture. Here you will find exhibits that showcase the history and art of the region including the culture of Native Americans. You’ll be pleased to know you don’t have to go to Seattle or New York to enjoy first-class Broadway shows. The INB Performing Arts Center, which is currently under renovation, hosts some of the greatest musicals that Broadway has to offer. For those who enjoy a great concert, Northern Quest Casino in nearby Airway Heights is an excellent venue to enjoy some great names. Some of this summer’s concerts include Little Big Town, Willie Nelson, Brad Paisley, Huey Lewis, Rascal Flatts and Train. While you are at it, you may want to check out their latest renovation, a smoke-free gambling area! Whether you want to explore your own hometown, or you want to get away for a day trip or overnight, there is plenty to do in the Inland Northwest! #local #artsandgalleries #featurestory

  • Spokane’s Landmark Restaurants

Over the past four decades, Spokane has welcomed, and said its goodbyes, to dozens, if not hundreds, of restaurants. But during that time, there has been one locally owned, longstanding restaurant group that has stood the test of time—Spokane’s Landmark Restaurant Group. The company behind the Onion Taphouse and Grills and Frank’s Diners has been catering to locals and visitors alike since 1978, and they’re stronger and more successful than ever. I recently had the opportunity to chat with Ken Belisle, president and co-owner of Landmark Restaurant Group, to find out more about how these restaurants came to be … and where they see the future of these “landmark” restaurants. Q. When did each of the restaurants open their doors to Spokane? A. Downtown Onion Taphouse and Grill The first Onion menu actually debuted at 302 W. Riverside in 1975, and that is when the old sign was changed from the Union to the Onion. Founder Larry Brown didn’t have the money to change the sign at the time when the painter recommended changing the U to an O, and the Onion brand was created. In 1978, Larry got a large loan from US Bank and truly did a beautiful remodel. That is when the Onion everyone knows today was born. In 2018 we celebrate our 40th year in business, but the original 1975 Onion menu still hangs in the restaurant today as a reminder of our humble tavern roots. Downtown Frank’s Diner A lost ground lease in Seattle was Spokane’s gain, and Frank’s Diner railcar came to 1516 W. Second Ave. in the fall of 1991. This original beautiful 1906 railcar was actually the private car for the president of that time and is as beautiful today as when it was first built. North Side Onion Taphouse and Grill Built in 1982 by Bargreen Ellington, this beautiful taphouse has been a north side hangout for large parties and family gatherings for 36 years. In 2015, the new Area 51 lounge became an instant north side favorite. North Side Frank’s Diner After six months, we finally found a transport route to bring this 80-foot, 100-ton railcar over from the coast. It then spent two years in a warehouse hangar being restored to its beautiful original condition. After $1 million and thousands of man hours, we were then ready to set it in its new home in North Spokane. With the help of two huge cranes and a massive semi haul with police escort, our beautifully restored railcar was moved to its final home, and [Frank’s Diner] opened in 2005 on Newport Highway. Q. How does it feel to reach this milestone of 40 years in business? A. We recognize the enormous obligation to keep finding ways to exceed our guests’ expectations. We love Spokane and its people. Our managers and crew are family. Our love of great craft food and beverage, and the honor it is to share with our friends and neighbors, has never been more important than today. We know time is valuable, and when you can get away for a meal, the experience truly has to be wonderful. Our guests’ desire for craft, locally sourced food and beverage prepared fresh when they order is our passion. Q. How do you continue to keep your guests happy and coming back for more? A. Our chefs at Frank’s Diners and the Onion Taphouse and Grills take full advantage of all the fresh, natural local and sustainable products in the Northwest. Ninety percent of our products come from within a 300-mile radius. This much fresh rotating perishable product is a lot to manage, but we can tell the difference. [And] with the explosion of local craft breweries, it seemed only natural for the Onion to take advantage of all the great craft local products, and Area 51 Taphouse at the Onion was born. To accommodate the enormous amount of rotating inventory a 51-tap facility would require, and to deliver it adhering to the high standards that have made the Onion so successful for 40 years, an extensive remodel was mandatory at both Onion locations. Q. Landmark Restaurants lives up to its name by being Spokane’s longest running locally owned and operated full-service restaurant company. After 40 years, how have you managed to keep the quality up all these years? A. Our company is blessed to have so many great leaders. These wonderful, passionate people bring stability, confidence and trustworthiness to our management organization. We are a team consisting of 26 managers and crew leaders and over 210 employees at Landmark. It’s a responsibility we take seriously. We truly value that so many trust us as their employer of choice. For 40 years our mission has been to exceed our employees’ expectations. We know our crew will then exceed our guests’ expectations and company success is automatic. Taking great care of our employees is not only the right thing to do, but it’s a sound business philosophy. Ken and has crew view their 40th year in business as just the beginning. The entire team continues to carry the banner of Landmark’s mission: to bring an honest genuine food experience to their friends, family and neighbors who dine with them each day. • Veraci Pizza

After years of a successful restaurant on wheels, owners Seth and Laura Carey decided it was time to go big and find a permanent restaurant location in which to serve their delicious wood-fired pizzas. The idea was simple yet challenging from the start, as the couple did not have the advantage of prior restaurant experience. “We knew going from a mobile business to a brick and mortar would be challenging, but I’m not sure there’s any way to truly prepare for such a jump,” says Laura. “Add on to that, we had a ‘surprise’ third child who arrived three months prior to opening, and we were a bit overwhelmed for most of 2014.“ Despite the setbacks, the couple opened Veraci Pizza in Kendall Yards that same year. The family friendly casual space is perfect for big sports fans, as there’s always a game on one of their TVs. From prom groups and sports enthusiasts, to concert goers, couples and families, Veraci caters to all. The menu consists of appetizers, salads, wood-fired thin-crust pizzas with vegetarian and gluten-free options and desserts. House specials are rotated every two weeks, and various menu changes are made seasonally, incorporating seasonal items purchased from local farmers markets. The six rotating draft beers—often from local breweries—as well as the wide selection of bottled beer and wine are a perfect match with the cuisine. New must-try items include the Spicy Portobello pizza, which includes caramelized onions, portobello mushrooms sautéed in spicy oil, chevre cheese on their three-cheese blend and savory red sauce, and the Spinach Salad with organic spinach, hard-boiled egg, fresh mushrooms, bacon and sunflower seeds served with Veraci’s house-made sweet vinaigrette. Also new to the menu are the root beer float and wood-fired salted caramel walnut brownies, both served with Brain Freeze ice cream! Perfect on a hot summer’s day! Veraci is housed in a prime location for tourists and visitors to enjoy the outdoors and stop in for a bite. “Having the Centennial Trail right behind our business really adds to the environment and allows runners, bikers and walkers immediate access and creates a feeling of connection with the community,” says Laura. “We also have free 90-minute street parking and two hours of free parking in the parking lot across the street, which allows for a quick stop in or a long meal with friends. Of course, the possibility of dinner on our patio, overlooking the city and the river, is always enticing!” Stop by Veraci Pizza, and you will see that Kendall Yards has a vibe unlike any neighborhood in the area. “There is truly something special that is happening here,” Laura says. • The White House Grill & the Oval Office Bistro and Martini Bar

THE WHITE HOUSE Raci Erdem, chef and owner, has been bringing the flavors of the Mediterranean—and its garlicky goodness—to eager diners for more than two decades, and guests continue to fill restaurant seats to partake in the cuisine. Serving the Post Falls community for 21 years, The White House Grill offers a comfortable and relaxed family friendly environment, where patrons of all ages are invited to take a seat at this fun and loud—but by no means obnoxious—restaurant. Mediterranean music fills the air, as does the aroma of garlic. Seafood, vegetables, pasta and lamb dishes fill the menu, complemented by a full bar featuring handcrafted cocktails, 12 beers on tap, an extensive wine list featuring many wines from Walla Walla, and a beautiful scotch list, hand selected by Raci himself. Raci looks forward to guests coming into the restaurant, not just for the food and drink, but to enjoy the overall experience The White House has to offer. “Our job is to put you in a great mood with some cool music, delicious food and awesome drinks, all for a great value that you won’t find at any chain restaurant,” he says. Since day one, The White House Grill has offered the same freshness, quality of food, good prices and fun environment. And every year since first opening, the seats continue to be filled. “Our goal is to continue just that and have another beautiful 21 years,” says Raci. THE OVAL OFFICE With the success of The White House Grill, Raci decided it was time to open a second restaurant, and The Oval Office was born in 2006. Here, the cozy, romantic bistro-style eatery is loud and busy, bustling like a big-city restaurant with an upscale appeal. Here, patrons can appreciate flavors from around the world with the small plate and entrée offerings. Start your night off right with the baked brie in filo with spicy basil honey; the Mediterranean-style clams are a must! Combined with the great steaks, seafood and ever-changing fresh fish selection, there’s something to appeal to any taste, and guests keep coming back for more. The menu stays consistent throughout the year so guests know that the next time they return, they will always find the same great food. Don’t be surprised though … you may just find a few new item on the menu. When it comes to libations, guests will be treated to a full bar featuring great beer, wine and specialty cocktails. They offer a varying cocktail list, introducing new martinis regularly. Unlike any other martini list, it features politically inspired specialty martinis. From the New Yorker, a classic Manhattan made with Maker’s Mark premium Kentucky bourbon, to the President, a Bombay Sapphire gin shaken and served with olives—a perfect fit for the Oval Office, there’s something on the menu for anyone looking for a good martini … and a good time! The Oval Office is known for its happiest of happy hours in the Northwest, offered twice daily: 3 to 6pm and 8 to 11pm. With all martinis and appetizers offered at a fraction of the price, it’s the best time to head over to The Oval Office. The community fireplace on the large outside patio can seat 12 around it, where guests have the option to dine and imbibe outside. A new European-style awning was recently added to allow patio dining year round! This American bistro with a foreigner chef touch is reason alone to take a drive to Post Falls and make a visit to The Oval Office. Martini anyone?
